Building Maintenance and Operations
Building Maintenance and Operations responsibilities include but are not limited to:
- Repair and maintenance of the College's electrical systems including power distribution systems, switchgear, motor control centers, transformers, motor starters, gas fired electric generators, circuit breaker panels, conduit runs, switches, receptacles, wiremold systems, UPS backup systems, interior and exterior lighting systems, electrical support to the energy management system, electrical support to the College's elevators, exterior parking lot lighting, and installation of new electrical services as needed.
- Repair and maintenance of the College's plumbing systems including water service to the campus, water distribution throughout the campus and outlying buildings, production of domestic hot water through gas fired boilers and electric hot water vessels, drain and sewer lines, sewage ejection pumps and pits, exterior storm drain systems, storm drain sumps and their pumping systems, backflow preventers, natural gas distribution throughout the College, piping systems for natural gas. Repair and maintenance of the plumbing fixtures including sinks, faucets, toilets, urinals, flush valves, showers, drinking fountains, ice machines, food waste disposers, dish washing machines, science lab equipment, autoclaves, installation of new services and fixtures.
- Repair and maintenance of the College's HVAC systems including centrifugal chillers, reciprocating chillers, swamp coolers, gas fired heating water boilers, electric heating water boilers, heating and chilled water piping systems, heating and chilled water distribution pumps, condenser water piping systems, condenser water pumps, cooling tower systems, condenser water pits, outdoor condensing units, window type air conditioning units, air handling units, fresh air intake units, exhaust ventilation units, blower motors and fans, variable air volume units, double duct systems, high pressure duct systems, chemical treatment of the open and closed loop systems.
- Repair and maintenance of the College's physical facilities including several different types of roofing systems, roof drain systems, interior and exterior walls, structural steel, carpet systems, ceramic tile systems, vinyl tile systems, suspended ceiling systems, stairwells, elevators, windows, walls and partitions.
- Patching and painting of sheetrock systems, painting of existing walls and ceilings. College owned furniture, cabinets and equipment, door and locking systems, spring and hydraulic door closers, automated door openers, overhead type doors, outdoor sidewalk areas.
- Repair, programming and monitoring of the College's building automation system, building control units, universal programmable control modules, digital pressure control switches, control relays, digitally controlled actuators, communication modules, associated wiring, pressure sensors, temperature sensors, fiber optic communication devices, smoke detection devices.
- Maintain adequate parts inventory, initiate, approve and track submitted work orders, write project specifications, inspect ongoing projects, request outside contractors when necessary, maintain a positive relationship with several area contractors, utilize special equipment and tools, work with Facilities Management administration to ensure that the College mission and the educational process is not compromised.
